Position Summary
Chartered is seeking a Full-Time Multifamily Leasing Specialist to serve as a core operator in the daily execution and performance of the Brownstones at Palisade Park, a 160-unit rental townhome community located in Broomfield with close proximity to the downtown areas of Denver and Boulder. While leasing performance is central to this role, this position extends beyond core leasing responsibilities and includes hands-on involvement in financial administration, resident life-cycle management, vendor coordination, and operational execution. Working directly with the Community Manager and on-site maintenance team, this role provides full life-cycle exposure to property management and is structured for a candidate interested in growing into broader community leadership, including Assistant Community Manager, Community Manager, and Regional roles within a vertically integrated development and management platform.
Leasing & Marketing Activities
- Demonstrate working knowledge of all phases of leasing, resident lifecycle management, maintenance coordination, and client relations.
- Manage and convert inbound inquiries from prospective residents, current residents, and vendors with urgency and professionalism.
- Conduct community tours and drive leasing velocity through proactive follow-up, relationship building, and closing execution.
- Review, underwrite, and process rental applications, including background screening and credit evaluation in compliance with company standards and Fair Housing regulations.
- Execute lease documentation, move-ins, and renewals while actively managing retention cadence and renewal outreach.
- Contribute to website optimization, digital presence, and local marketing initiatives to maintain competitive positioning.
- Monitor local market trends, competitive communities, and pricing dynamics, providing informed rent recommendations to optimize occupancy and revenue performance.
- Maintain current competitive intelligence and community positioning materials to support leasing strategy.
Ongoing Operations Activities
- Conduct daily physical inspections of buildings and grounds to proactively identify maintenance needs, safety concerns, and operational issues.
- Escalate and track safety hazards and maintenance concerns to ensure timely resolution and follow-through.
- Participate in intake and routing of resident service requests, ensuring clear communication and prompt coordination with the maintenance team.
- Administer resident move-out process, including inspections, documentation, and service scheduling to support efficient turnover.
- Coordinate with maintenance team on preventative maintenance schedules and required municipal inspections to protect asset condition and compliance.
- Support vendor onboarding through VendorCafe and ensure documentation, insurance, and credential requirements are properly maintained.
- Maintain a consistent, resident-first service approach, reinforcing a culture of accountability and responsiveness.
- Monitor resident satisfaction feedback and take proactive steps to strengthen community experience and retention.
- Organize and execute resident engagement events at the property and within the local community.
Accounting Activities
- Maintain accurate and timely resident financial records, including daily posting of rents, deposits, and application fees. Issue required notices for delinquency, lease violations, or returned payments in accordance with company policy and legal compliance.
- Ensure daily reconciliation and deposit of all receipts prior to bank closing.
- Conduct monthly resident ledger audits (7th of each month) to verify accuracy, delinquency status, and compliance.
- Complete deposit accounting and move-out reconciliations on the final day of each month to support accurate turnover reporting.
- Perform required renters’ insurance and vehicle parking audits monthly to maintain policy compliance.
- Support invoice processing and vendor payables coordination as needed.
- Contribute to preparation of weekly, monthly, and quarterly financial and occupancy reporting to support operational decision-making.

Other Requirements
- Ability and willingness to reside on property, if required.
- Completion of all required onboarding and training within 30 days of hire, including Fair Housing certification.
- Valid driver’s license, reliable vehicle, and proof of automobile insurance.
- Ability to perform physical aspects of the role, including daily property walks and on-site inspections.
- Maintain a professional appearance and demeanor at all times.
- Strong proficiency with Microsoft Office applications (Outlook, Excel, Word); comfort with general office systems and equipment.
- Working experience with Yardi suite products (Voyager, RentCafe, CRM, Procure-to-Pay) required; interest in expanding platform proficiency is encouraged.
- Interest in representing the Company within industry organizations (e.g., Apartment Association) is a plus.

Education and Experience
- Undergraduate degree in real estate, business, finance, or a related field, or demonstrated equivalent proficiency through experience.
- Minimum of 2+ years of multifamily property management experience.
- Working knowledge of credit underwriting, lease administration, and federal, state, and local housing regulations, including the Fair Housing Act.
- Experience with third-party multifamily property management platforms is a plus.
Work Environment
Chartered operates as a small, highly collaborative team where accountability and ownership are essential. This is a full-time, in-person role based at one of Chartered’s property management leasing offices. This position is not remote. The role requires consistent on-site presence, daily interaction with residents and vendors, and active participation in the physical and operational management of the community. There may be periods of extended work hours and heightened activity that require flexibility, composure, and sound judgment. Candidates must be able to take direction, operate independently, and communicate clearly and directly with team members, residents, and vendors. This is a hands-on position where no task is beneath anyone, and team members are expected to contribute across functions as needed to support the community’s performance.
