Position Summary

Chartered is actively seeking a dynamic and organized Full-Time Multifamily Construction Project Coordinator to support the implementation of one or more of its large-scale multifamily construction projects located in Broomfield, Erie, Longmont, and surrounding communities. This position will assist with the day-to-day coordination and administration of construction operations, including project planning, document control, cost administration, schedule coordination, and communication among project stakeholders throughout all phases of construction through final delivery, among other activities as needed. This role will report directly to the Company's Project Manager, working in close coordination with the applicable Construction Superintendent, subcontractors, consultants, and other project stakeholders. Construction Activities

  • Support the Project Manager in the day-to-day administration, coordination, and execution of one or more multifamily construction projects to help ensure timely, high-quality project delivery.
  • Review and develop a thorough understanding of key project documents, including plans, specifications, bids, submittals, RFIs, subcontract agreements, purchase orders, and other project documentation.
  • Assist in the preparation, tracking, and administration of requests for information (RFIs), submittals, bidding activities, and other project correspondence.
  • Prepare and issue subcontract agreements, purchase orders, change orders, and other project documents, including administration of applicable tax, insurance, and compliance requirements.
  • Assist in coordinating with local authorities, utility providers, consultants, and regulatory agencies to support compliance with applicable codes, ordinances, permits, inspections, and other project requirements.
  • Assist the Project Manager in maintaining project budgets, commitments, cost tracking, and financial reporting in Procore while helping ensure field supervision remains informed of the project's financial status.
  • Maintain daily communication with field supervision to support accurate administration of project schedules, including review of daily logs, progress updates, and schedule coordination within Procore.
  • Complete routine project site visits, field observations, and quality inspections to verify adherence with project documents, schedule, and quality standards, including documentation of observations, action items, and distribution of weekly drone progress photographs.
  • Coordinate communication among project stakeholders, including subcontractors, field supervision, consultants, and Company personnel, to promote timely resolution of project issues and maintain alignment across the project team.
  • Assist with the review and processing of subcontractor and supplier invoices, pay applications, field receipts, credit card expenses, and other project-related financial documentation in coordination with the Company's accounting team.
  • Coordinate project punch list activities, closeout documentation, warranties, operation and maintenance manuals, as-built drawings, and final project turnover utilizing Procore.
  • Assist in the development and implementation of project administration procedures, documentation standards, and best practices while supporting training and continuous improvement across the construction team.

Other Requirements

  • Ability and willingness to reliably commute to and from corporate office and project field offices, including driver’s license, working vehicle, and automobile insurance.
  • Moderate physical and mental fitness is a requirement.
  • Proficiency with computers and Microsoft applications, including Outlook, Excel, Word, and Project is a required.
  • Experience with Procore project management software is required, with interest in developing greater proficiency a plus. 
  • Experience with SAP Concur or similar expense management software is preferred, with interest in developing greater proficiency a plus.

Education and Experience

  • Undergraduate degree in a construction-related field or demonstrated equivalent mastery through experience is required.
  • Minimum at least 2+ years of construction project coordination experience, project administration, or project management within multifamily, commercial, or residential construction is required. 
  • Working knowledge of construction methods, scheduling, cost accounting, and project estimating is required.
  • Experience working for a general contractor, developer, or construction management firm in multifamily construction setting is a plus.

Work Environment

Chartered runs a small, family-oriented office, so a “Yes” attitude is vital to success in this role. This position is full-time and located at one of Chartered’s construction field offices. Work is required to be performed in-person at the applicable field office and project job site. This is not a remote position. There may be periods of extended work hours as well as stressful periods of work that require flexibility and patience. Candidates must be able to receive direction as well as be able to communicate and give clear, consistent instruction and/or feedback to others. This is a big position where there is no task too small. All employees wear multiple hats, which keeps everyday new and exciting.
